We would like to invite all homeowners to come out and attend the Semi-Annual Association Meeting so you can meet your new trustees, ask any questions regarding the association, and communicate

any concerns.

Annual Meeting 4/29/10

Attendance: 20 residents

Meeting called to order 7:15 p.m.

Introduction of trustees

Nomination of new trustees

- Maintain current trustees

Treasurer’s report

- Discussion of budget

- Additions:

- Security co. hired to patrol (original 10x/week)

- Positive feedback

- Officer report provided

- Park incidents reported (graffiti), garage doors left open

- Resident has noticed children on roof of shelter at park

- Resident mentioned air conditioner theft attempt

- Reduced to 5x/week – to reduce/control costs

- Enforcing curfew

- Events (Halloween hot chocolate/hot dogs, Easter egg hunt, neighborhood clean-up)

- Fence on Barley Loft

- Snow plowing (continue next Winter)

- 2 vendors for landscaping

- As to not have “all eggs in one basket”

- Park landscaping/snow plowing work as an on-call schedule, to reduce/control costs

- Remodeling entrance – contract with TruGreen, new sign and landscaping, including    lights

- Newsletter

- E-newsletter to begin after August edition (August = last paper newsletter)

- Sponsors/ads to compensate costs

Q&A

- Storage sheds – restrictions with by-laws

- Real-estate attorney discussion

- MI did not provide language in contract for Trustees to amend Deed Restrictions

- In order for Trustees to amend Deed Restrictions, must pass via super-majority vote  (67% of residents)

- Further voting of super-majority would be needed on each Deed Restriction change

- Can vote by mail

- Variance would need to be granted to override Deed Restrictions; pass with majority  vote of design review board

- Neighbors would also possibly need to approve – as a consideration of any Variance

- Standards would be set (size, material, color, etc.)

- Resident (1) feels all residents would pass approval for sheds

- Multiple cars parking on street

- No parking on one side of street (48 hr. period)

- Possible petition

- Street trees are being planted

- Contact Terina Howard for more info.

- Some will be done in Spring, some in Fall

- Some requests will not be granted because of area/location of other surrounding impediments (i.e. light post, mailbox, existing tree)

- Trees already planted can be removed if wanted

- Can call and refuse tree; can call back in Fall if change mind

- Association’s extra funds from prior years had to be spent

- Funds were used for numerous repairs throughout the year and to finance new entrance project

- Raising of the dues ($60 to $75/lot)  – cover plowing, repairs

- Build reasonable reserve back up, not in excess as in previous years

- Dues voted on annually by board – goal is to maintain reserve of a minimum of $2,500

- 99% sure we can maintain current dues

- Were originally $100/yr.

- Liens are being issued to those not paying dues

 Will be filing additional liens this Summer

 If foreclosure, we will not get money, it will be written off

- 306 houses/lots reported; has changed to 304 (Jonathan counted) – 306 believe to be original plan submitted by MI when By-Laws were drawn up

- Foreclosed homes – keeping up with properties; enforce maintenance

- Association has authority to mow lawn, etc.

- Let association know if live next to foreclosed home

- Have built funds into dues to cover maintenance

- Homeowner is billed for any services provided

- We have put out red “tags” – violation letters

- Mailboxes should conform to other “like” mailboxes in neighborhood

- There has been one application for a new mailbox

- Sign to remind residents to water new street trees

- We have been in touch w/developer & our lawyer concerning land outside of Prestwick Commons

- Stay in constant contact with NP Limited

- Willing to work with us to keep tree line

- Original Intention of City of Columbus was to connect Gemini to Tabernash

- LP Limited does not intend to connect; rather make loop as access road to commercial facilities

- Will maintain one entrance only

- Trying to get people involved with Association (Gardening Club, etc.)

- Asking for ideas for neighborhood events
